Once both parties sign the contracts, the contract will become legally binding, and the solicitor will request the buyer's deposit. After this stage, if the deal falls through, the deposit is forfeited. A completion date is set and agreed upon by both you and the purchaser. Unless agreed otherwise, the completion date can be anything up to 28 days from the exchange date.
At this stage, you need to organise your moving out. Remember to arrange all removals and inform government bodies, friends and family about your change of address. You will have to ensure you have booked any disconnections/re-connections of services for your new home. Remember that the property will legally transfer to the new buyers on the date of completion, so allow plenty of time to move out.
Following the transfer of funds and the completion of any outstanding legalities, the sale is complete. Your solicitor will advise you when this has happened, and The Real Property Experts will be able to release the keys to the new owners.
