1Valuation

A property valuation assesses your property’s value based on the cosmetic, general structural condition and future potential of the property, the prices achieved for similar properties in the area. 

Determining the correct price for your property requires expertise. Setting the right price could mean the difference between receiving no interest or getting less than the potential market value. After a valuation is complete, we review the information and advise you on an appropriate asking price.

2Selecting an estate agent

To ensure you are best represented, you need to make sure you choose an estate agent with reliable local knowledge, transparent and fair business terms, a competitive fee structure and a proven history of sealing deals. Here at The Real Property Experts, we can offer you all that along with a staff who are trained to an exceptionally high standard with several years of experience. 

3Obtain an EPC

Energy Performance Certificates are a legal requirement for a building to be sold, let or constructed in England and Wales. The certificate rates the energy efficiency of a property and its carbon emissions. As of 6th April 2012, developers and sellers must display the EPC details on all property particulars.

4Instructing a solicitor (conveyancer)

Conveyancing is the term used to describe the legal process you must go through when buying or selling a home. You can choose whether you want the procedure done by a solicitor or a licensed conveyancer. When talking to either, make sure you inquire about fees and any other legal costs involved and when these are payable.  At The Real Property Experts, we can recommend a solicitor if you do not have one.

5Presenting your property

Your estate agent will arrange any prospective buyer appointments for you. When you are presenting your property, your home must be clean and tidy. Buyers like to imagine the space as their own, so try to declutter and put personal belongings away. You want your buyers to recognise the opportunity the property could present for them.

6Marketing your property

We advise you to put up a 'For Sale' sign directly at your property to attract potential buyers and advertise around the clock. You can reach a large number of interested buyers by sending your listing via Email. All our registered sellers have access to our extensive register of applicants. The Real Property Experts will send out alerts to prospective buyers with matching criteria and inform them of your property within minutes of receiving your instructions.

Once we get your listing and all the details are approved, we can instantly upload it to our website. In addition to listing your property on our page, it will be featured in the local press and national property portals.

7Accompanied viewings

The security of both sellers and buyers is of the utmost importance to us. We ensure your belongings' safety by organising accompanied viewings, where our experts can answer any questions on the spot. The Real Property Experts will work with you to maximise the viewing opportunities for your home while fitting around your schedule.

8Receiving an offer

You will receive all offers verbally and in writing. These will go through validity checks, and we will ask for proof of funds before going any further.

The Real Property Experts team will conduct checks under the Proceeds of Crime Act 2002 and Money Laundering Regulations 2003 and ensure that any mortgage offer is verified. 

If you receive several offers for your property, our experts will guide you through your option and advise you on the best course of action.

9Offer agreed

Before committing to any legally binding agreement, The Real Property Experts will liaise with the buyers' representatives to verify their financial commitment. 

Upon agreement, the expert negotiators will contact your solicitor and the buyer's solicitor, prepare the memorandum of sale, and prepare the confirmation documents.

Your representative will prepare a draft contract to detail the terms of the sale and forward it to the buyers' solicitor with all relevant documents. The buyer's solicitor will then start the preliminary checks. They will check the Title Deeds and Lease (if applicable), and carry out local searches.

Note that an offer is not legally binding in England until contracts have exchanged, meaning your buyer could change their minds without financial loss.

10Exchange contracts

Once both parties sign the contracts, the contract will become legally binding, and the solicitor will request the buyer's deposit. After this stage, if the deal falls through, the deposit is forfeited. A completion date is set and agreed upon by both you and the purchaser. Unless agreed otherwise, the completion date can be anything up to 28 days from the exchange date.

11Organise your move

 

At this stage, you need to organise your moving out. Remember to arrange all removals and inform government bodies, friends and family about your change of address. You will have to ensure you have booked any disconnections/re-connections of services for your new home. Remember that the property will legally transfer to the new buyers on the date of completion, so allow plenty of time to move out.

 

12Completion

Following the transfer of funds and the completion of any outstanding legalities, the sale is complete. Your solicitor will advise you when this has happened, and The Real Property Experts will be able to release the keys to the new owners.
