Furnished Vs Unfurnished Rental Property? Which One To Choose?

Furnished Vs Unfurnished Rental Property? Which One To Choose?

When hunting for rental property, you have to decide whether to go for a furnished or unfurnished property. There are reasons to choose either, so you need to know what each type means.

This article looks into what you need to consider before choosing between a furnished and unfurnished property. But first, what is a furnished apartment?

What does a furnished apartment mean?

A furnished apartment means your rented apartment comes with the furniture reasonably necessary for the renter to be comfortable. This means you can expect to have a sofa, table, lamp, and bookshelf in the living room, a bed, nightstand with lamp, a dresser in the bedroom, a table and chairs in the dining area, a kitchen that already contains utensils, dishes, pots, etc.

This, however, does not mean an unfurnished apartment is completely bare of furniture. You should find kitchen fixtures, flooring, bathroom fixtures, etc.., in an apartment you rent.

There is another category known as fully furnished, where the renter can move in with a suitcase and not have to purchase anything. However, food and other perishable items are not included.

There is also the middle-of-the-road option of partially furnished apartments that allows you to add your personal choice.

Should you rent a furnished or unfurnished apartment?

As a renter, there are both advantages and disadvantages to furnished apartments, which we will discuss below:

Commitment and convenience

If you are renting for a short period, it could be easier to move out at the end of your lease when you don’t have to worry about where the furniture will go. If your work requires you to move around often, or you are between apartments, or you are renting a secondary apartment, you can avoid the hassle of moving furniture by renting furnished.

Even if you are staying long in the property, you might just want to cut out hunting for furniture or hauling it across town from your old apartment. In that case, a furnished apartment will work for you.

However, if you plan to stay longer, you might prefer to have your touch in your living space, especially if the furniture offered by the landlord is not to your taste. You might prefer to move in your old furniture or get new ones if you are a first-time renter.

Renting a property is expensive, so having to buy furniture at the same time might strain some renters’ finances. A furnished property is usually cheaper than having to buy furniture after paying rent.

On the flip side, renting a furnished apartment means a higher rent as the landlord has to recoup their investment and offset periods when the apartment is vacant. The difference between furnished and unfurnished apartments could be between 20-40%. This is actually one of the tricks landlords use to charge more for their apartments.

You will also have to pay more for a security deposit as the furniture can get damaged. However, you will get your deposit back if you do not damage anything.

Other factors

For some people, a connection with the apartment is important for the apartment to feel like a home. However, not picking your own furniture might make it harder to make the rental property personal and welcoming.

The furniture can affect whether an apartment is attractive or not. This can make hunting for a furnished apartment harder or more time-consuming as you might not find what is to your taste. However, if you do not care about interior décor and simply need a place to live, the search will be less time-consuming.

When searching for a furnished apartment, keep in mind your requirements. For example, if you have young children or toddlers, or pets, you will need furniture designed for such occupants. This is to prevent losing your deposit due to damage to the furniture.

It's no secret that furnished apartment comes with a higher price tag than unfurnished apartments. You can choose either option depending on your personal preferences.
